The opportunity
Osram Sylvania’s former light-bulb manufacturing facility sat vacant until GDCo acquired it. The 15.2-acre site had contained significant levels of mercury and xylene, requiring extensive remediation and abatement.

The solution
The facility’s transformation from brownfield to the area’s only multi-tenant "green building" required extensive remediation of the existing 300,000-square-foot facility, to allow for repositioning the space as a high-quality, multi-tenant office|R&D|flex environment. In less than one year, we completed the renovation work and the building was fully leased. The facility is an attractive work environment – many of the building's original design features were retained, and
its history and aesthetic character were preserved.
