The opportunity
When General Dynamics moved manufacturing operations out of its Burlington facility, they sought a disposition strategy that would enable them to realize value for this underutilized real estate asset, retain space for their Engineering Group (which would remain in Burlington), and preserve political and community relations by responsibly redeveloping the property. GDCo committed to helping them meet these objectives.

The solution
We purchased the 21-acre brownfield site and its 400,000-square-foot, circa-1890 facility from General Dynamics and managed its redevelopment from a manufacturing facility to a progressive office|flex space. Because of the building's historical status, we retained much of its original brick and masonry structure. The project, known as the Innovation Center of Vermont, was completed and is now fully leased. Occupants include General Dynamics' Engineering Group, University of Vermont, and SAC.
